A leak during a booking means protecting the guest, the home, and your calendar at once. Several DFW cities regulate short-term rentals, so keep your local rules handy too.
When a guest calls
- Walk the guest through closing the fixture valve or main shut-off. Keep the location in your house manual.
- Ask for photos and video of the source and affected areas.
- Decide whether the guest can safely stay or needs to be relocated.
- Call a licensed plumber for the source and request a restoration referral for drying.
- Notify your insurer and any platform host-protection program per their rules.
Between bookings
- Check under sinks, toilet supply lines, and the water heater at each turnover.
- Use leak sensors with phone alerts.
- Replace rubber washer hoses with braided lines.
- Before a hard freeze, follow your freeze plan, especially if the home is empty.
How our referral works
We are a referral service, not a contractor. When you send a request, we connect you with an independent restoration contractor who serves your city. You contract with and pay that contractor directly, and you are always welcome to choose someone else.

Common questions
Can you refer a contractor if I live out of town?
Yes. The contractor can coordinate access with you, your cleaner, or your co-host.
Will my insurance cover it?
It depends on your policy. Ask your insurer or the platform's host program.
